Certified Residential Home Inspector

Standard Home Inspection: 

I adhere to the NACHI Residential Standards of Practice, I perform a thorough inspection of the property and home; inside and out, roof to basement. My findings are reported to you in an easy to read format with detailed descriptions and lots of photos. Typically, my report is available 24 to 36 hours after the inspection.

Certified Radon Tester

Radon Testing: 

Radon is a known human carcinogen and the second leading cause of lung cancer, behind smoking. The MN Dept of Health reports that over 40% of tested Cook County homes have elevated levels of radon above the EPA action level of 4 pCi/L and pose a serious health risk. As required, I'm a State licensed radon testing technician (RMEA-00192). Your radon tests results will be reliable.

Home Energy Audit:

I use testing equipment and software to perform your energy audit as a component of rebates and tax credits available for home energy improvements through the Inflation Reduction Act. I'm Building Performance Institute certified (BPI-5056017) and follow their Standards of Practice. I offer a complete energy audit or an audit focused on problem solving and areas of concern.

I'll identify issues and educate you on yearly tasks to keep your home in great condition. For veteran homeowners, my inspection ensures maintenance sufficiency and detects any problems from the past year.

Certified Roof Inspector

Roof Inspection:

Do you need just a roof inspection performed for insurance or other purposes? I will perform a standalone Roof Inspection & Certification and evaluate your roof from the eaves, as well as walk it (when it is safe to do so) to assess its overall condition, including the presence and status of flashing, chimneys, vents, skylights, and other penetrations.

Pre-Drywall Inspection:

To ensure a house is built correctly, a pre-drywall inspection is recommended. It occurs after installing key elements like doors, windows, foundation, flooring, and before hanging drywall. This inspection is crucial as it helps identify and address issues before they become costly to fix once the house is fully finished. In order to meet the MN Energy Code, a blower door is also recommended at this stage of construction.

Defects in the home contribute to both poor health and the economic burdens on society at large.

Moisture Inspection:

Moisture meters detect and measure moisture in building materials. I use them to check areas near plumbing, AC units, bathrooms, and wooden components in contact with the ground. Appliances can cause leaks or condensation, leading to elevated moisture levels. With a moisture meter, I locate the source of moisture issues.

Plumbing Inspection:

A plumbing inspection is a systematic process of assessing the critical areas of the plumbing system of a property. It is performed by certified plumbers to avoid the risk of pipe corrosion, clogs, leaks, and burst tubes that can cause flooding and property damage.

New Construction Inspection:

Building a new home? I provide inspections at different construction phases to ensure compliance with your specifications. I verify completed work before payment and assist in creating a punch list. This is a New Construction Inspection for you, not a code-compliance check for the contractor.

Repair Verification

Repair Verification:

Had remodeling or repair work done? I inspect it to ensure quality standards and adherence to your specifications. This is not a code-compliance check, but a thorough inspection of proper completion, materials, installation, and workmanship.

Certified Infrared Inspection

Infrared Inspection:

I use an advanced infrared camera to uncover hidden issues. It translates heat signatures into colors, revealing energy loss, moisture intrusion, electrical hot spots, pests, and flue leaks.

Deck Inspection

Deck Inspection:

A deck inspection should progress in much the same order as deck construction. Inspectors should start at the bottom. If a deck is deemed unsafe from underneath, the inspector should not walk out onto the deck to inspect decking, handrails, etc. The inspector should stop and report the safety issues.

Electrical Inspector

Electrical System Inspection:

An electrical home inspection provides a thorough examination of your entire electrical system, ensuring all electrical wires, systems, and components (such as appliances) meet legal safety standards.

Chimney and Fireplace Inspection:

A level-one chimney inspection includes a visual check of the fireplace and chimney without any special equipment or climbing up on the roof. The inspector will come to your house with a flashlight; look for damage, obstructions, creosote buildup, and soot; and tell you if the chimney requires sweeping.

Is My Propane Cook Stove Safe?

 

I have the equipment to test your propane range and oven for CO production. Your results will be evaluated against established standards. Request a "Propane Range Undiluted CO Test". This is a simple and quick test. Call me to discuss what I can do to measure your exposure to CO from your range. This test is included in an Energy Audit.

Heater, Fireplace, and Wood Stove Safety

 

Many homes, especially those that are built tight, have achievable conditions in the home, such that CO may be introduced into the home from fuel burning appliances. CO is a toxic by-product of combustion. In Cook County, a CO death is reported every 3 to 5 years. Often, it's a "freak accident". I'll create that freak accident condition for testing. This is a simple and quick test. Request a "Worst Case Depressurization and Flue Spillage Test". These tests are included in an Energy Audit.
